Before you sign a tear-off bid, it is worth finding out whether your roof actually needs one. We restore commercial low-slope roofs for far less than replacement — and when a roof is genuinely past restoring, we say so and quote the replacement instead.
Based in Indiana, PA · Serving Western and Central Pennsylvania, plus Ohio, West Virginia and Maryland · Commercial low-slope only
Roofs we have worked on:
PennDOT District 10 · Cleveland Brothers · S&T Bank Arena · Indiana Area School District · IUP · Mistick Construction
This is the part most building owners do not find out until the change orders arrive.
In Pennsylvania, removing a commercial roof down to the deck generally requires the new assembly to meet current energy-code insulation values. In our climate that lands around R-30 — roughly five inches of insulation, where you may currently have far less.
Five inches usually changes the height of your roof. Penetrations often have to be extended, curbs over HVAC units and exhaust fans raised, and perimeter edge metal replaced — how much depends on the building, and the code allows less insulation where existing conditions leave no room.
Much of that is often missing from the roofing line of the bid. Ask whoever bid you whether it is in the number.
A restoration coating does not trigger any of it, because the assembly is never removed. That is the real reason restoration costs so much less. It is not a discount — it is a different scope of work.
Restore an aging low-slope roof in place, with a manufacturer warranty, for a fraction of replacement cost. This is what we lead with and what we are best at.
Scheduled documented inspections, drains and details kept clear, small problems caught while they are still small — and your manufacturer’s warranty kept in force.
Most commercial roof warranties are voided by missing paperwork, not failed roofs. We track your anniversary date and document to the standard a claim requires.
Roof Inspections & Infrared Surveys
Infrared finds trapped saturation inside the assembly that a visual walk cannot see — which is the difference between guessing and knowing.
When it is coming through the ceiling today.
When restoration is the wrong answer, we tear off and replace — and we build new. We do complete tear-offs and new construction across every system we offer: single-ply TPO and PVC, coatings, spray foam roofing and metal, specified for the building rather than for our inventory.
A 70,000+ sq ft standing-seam metal roof over an ice facility — our largest restoration. Corrosion primer, every seam and lap sealed, then a highly reflective white elastomeric acrylic coating.
Interior temperature dropped 20°F. The rink can now make ice through August and September — months it previously could not operate in.
That is not a roofing outcome. That is operating revenue the building did not have before.
Aged black EPDM over motors, transmissions, gearboxes and dynos — equipment you cannot expose to weather and cannot easily move. Restored in place with a fabric-reinforced acrylic system. No tear-off, no shutdown.
Aged TPO on a fully occupied state facility. Same fabric-reinforced system, no interruption to District operations. Together with Cleveland Brothers, it proves the system over both EPDM and TPO.
If a contractor only sells one system, every roof needs that system. We chose not to work that way.
We carry four coating and membrane lines — Conklin, Carlisle, PPG/VersaFlex and Castagra — plus BASF spray foam roofing systems — so your roof gets the system that fits its substrate, its exposure and its remaining service life, not the one we happen to stock.
There is a reason for that. This company was founded from two directions — 17 years inside PPG in coatings chemistry, safety engineering and national sales management, alongside more than 35 years of general contracting. Materials expertise and construction execution, in the same company.
That is why we lead with restoration, why we care which coating goes on which substrate — and why, when a roof genuinely has to come off, we can pull engineered plans, repair joists and re-deck the building.

Restoration is not the answer when the insulation is saturated, the deck is compromised, or the membrane has failed beyond what a coating can bridge.
We find that out before we quote, not after — with a full walk of the roof, evaluation of seams, terminations, penetrations and drainage, and an infrared survey where moisture is suspected.
If your roof does not qualify, we will tell you, and we will quote the replacement. We would rather lose a coating job than sell you one that fails.
From our base in Indiana, PA, ClimaShield Commercial Roofing serves Western and Central Pennsylvania, plus Ohio, West Virginia and Maryland — including Pittsburgh, Johnstown, Altoona, State College, DuBois, Punxsutawney, Greensburg, Ebensburg and Somerset.
If you are not sure whether your building falls inside it, call and ask. It usually does.
We will inspect your roof, document its condition, and tell you plainly whether it should be restored or replaced. No obligation, and you keep the report either way.
No. ClimaShield Commercial Roofing works exclusively on commercial low-slope roofs. We do not do residential or shingle roofing.
Often, yes — if the deck is sound and the insulation is dry. A coating system restores the roof in place, carries a manufacturer warranty, and typically costs far less than tear-off replacement. An inspection, including an infrared survey where moisture is suspected, determines whether your roof qualifies.
It depends on the substrate, its condition and the system specified, so we price each roof after we inspect it. As a rule, restoration costs far less than a full tear-off and replacement, and at the end of the warranty term the surface can be recoated for a fraction of the original restoration cost.
Typically 10–20 years when applied correctly over a properly prepared substrate, with manufacturer warranties available. At the end of the term the roof can be recoated for a fraction of the original restoration cost — which is what makes a restored roof renewable and a torn-off roof a repeating capital expense.
